WEBINAR REPLAY – How To Deal With Challenging Issues On Back-To-Back Closings

On this webinar I had an attorney Joel Williams out of Atlanta go over some of the challenges that investors are facing when it comes to closing back to back closings via short sales.  We covered key issues such as seasoning, the no-flip clauses Countrywide and Bank of America are issuing, and many many other key important issues.  If you are taking this business seriously, grab a pen and paper, strap on your seat belt and get schooled on how to stay ahead of the curve in the game of short sales.

Title Seasoning – An Easy Way To Crush This Challenge When Flipping Short Sales

As a transactional funding lender, I am a hub for people across the country that  flip short sales and one of the biggest challenges these folks have is dealing with title seasoning.  Here is an awesome 5 minute video that could virtually eliminate this issue all together.  Bamb, vanished, poof, Whodini showed up on the scene.  Once you do this exercise in the video, then export the data to a spreadsheet and sort it by zip code.  Once you do that, count how many cash sales each zip code has and start a new spreadsheet with 2 columns.  One for zip code, one for the number of cash sales in each zip code.  then sort your spreadsheet from highest to lowest to find out what zip codes are loaded with cash buyers in your city.  Cash buyers = NO SEASONING ISSUES.  I know, I know, just short of wonderful.  Go flip a house.
